It is included. Every home and commercial inspection comes with infrared thermal imaging at no additional cost, and the images go in your report. Most inspectors in the Dallas area either do not carry a thermal camera or charge separately for it.

A typical home inspection runs three to four hours on site. The report is computer generated the same day and includes high resolution photos and the infrared images. Commercial reports are delivered as a PDF within three days and open with a summary sheet of the items that matter most.

On a home: the heating system, the central air conditioning when the temperature allows it, interior plumbing, electrical systems, the roof, the attic, visible insulation, walls, ceilings, floors, windows, doors, the foundation, the basement and the visible structure. On a commercial building the scope runs across nine categories, from the roof covering and the exterior envelope through heating and ventilation, cooling, plumbing, electrical, wood decks and balconies, the foundation, and the doors, windows and interior.

Commercial inspections cover Dallas County, Collin County and Tarrant County, and include a five year cost breakdown that sequences the useful life and replacement cost of the structure, roof, plumbing, electrical and heating and air so a buyer can plan rather than guess.

We run a roof level survey with a drone, measuring elevation differences across a grid against a centre reference point. That identifies where water will pond and what the drainage fix is, which is the difference between an opinion about a flat roof and a measurement of one.

No, and any inspector who tells you otherwise is guessing. A Texas inspection describes the condition of the systems and components at the time of the inspection. It does not predict future condition, efficiency or life expectancy. What it does do is tell you what is not performing now and what needs maintenance.

Yes. New construction, resale and foreclosure properties each read differently and each gets the same full scope. On new construction the value is usually in what the trades left unfinished behind a wall or above a ceiling, which is exactly where infrared earns its place.
