Fees
Priced on the building, quoted on the call.
There is no rate card on this page on purpose. A home inspection is priced on the square footage of living space, so a number that is honest for one house is wrong for the next one.
Call (469) 569-4212Home inspections
Pricing is based on the square footage of living space. Tell us the address and the square footage and you will get a firm figure on the phone, not a range and not a starting from.
What that figure includes is the whole scope: three to four hours on site, the systems run through their normal controls, the attic, the roof, the structure, and a computer generated report the same day with high resolution photographs and the infrared images in it. Thermal imaging is not an add on and never appears as a separate line.
Commercial inspections
Quoted individually, with a written proposal. A twenty thousand square foot retail box, a multi tenant office building and an industrial unit are genuinely different jobs, and the nine category scope takes a different amount of time on each.
Commercial quotes include the five year cost breakdown that sequences the useful life and replacement cost of the structure, roof, plumbing, electrical and heating and air, and the PDF report inside three days with its summary sheet. Call and describe the building.
Why the price is not on the page
Because the two ways of publishing one are both worse. A single flat fee has to be set high enough to cover the largest house that might book it, which means most people overpay. A starting from figure is set low enough to win the click, which means the real number arrives later in the conversation than it should.
Square footage is the honest variable, and it takes about thirty seconds on the phone to turn it into a number. You will be speaking to the inspector who is going to do the work, so you can ask what is in it at the same time.
